Formula and assumptions

Loan amount = home price − down payment. Here P is the loan amount, r is the annual interest rate ÷ 100 ÷ 12, and n is the number of monthly payments. At 0% interest, payment = P ÷ n. Monthly principal and interest = P × [r(1 + r)ⁿ] ÷ [(1 + r)ⁿ − 1]. Estimated monthly payment adds annual property tax ÷ 12, monthly insurance, and monthly HOA.

Supports home price, down payment, annual property tax, monthly insurance, and monthly HOA from $0 to $100,000,000; rate from 0% to 100%; whole-year term from 1 to 50 years. Mortgage insurance and closing costs are not included. HOA may be paid separately from the mortgage; the estimate combines the entered monthly costs. Enter the contractual interest rate, not an APR that includes fees.
